The listings are there, you just can’t see them
Learn why some agents may see more listings than you do and how to change it.
Due to the laws and regulations in vigour from the CREA, Exclusive and Coming Soon listings, which we refer to as Broker List® listings, can only be seen by agents with access. For example, an agent named Karen King can see four Broker List® listings in the Leaside area, whereas another agent from a different brokerage can only see one. It could be because the other agent is from another brokerage or that the listing agent, co-listing agent or brokerage admin did not share their Broker List® listings in a direct communication with them.
Please read below to learn which agents can see a Coming Soon or Exclusive listing and how to be suggested to the listing agent to view and receive their Broker List® listings.

Before and after the public marketing period
- Listing agent, co-listing agent, brokerage admin and colleagues from the same brokerage.
- Cooperating agents (colleagues from other brokerages) if they received the listing in a direct communication from the listing agent, co-listing agent or brokerage admin in a direct communication.
During the public marketing period
- All agents and clients can see the listing.
Who can see an Exclusive listing?
- An Exclusive listing can be seen by the listing agent, co-listing agent, brokerage admin and colleagues from the same brokerage.
- Cooperating agents (colleagues from other brokerages), can only view and access the listing if it was sent to them from the listing agent, co-listing agent or brokerage admin in a direct communication.
- Clients will never see Exclusive listings. It’s your opportunity as an agent to let your clients know about them.

How can I view more Broker List® listings?
You can see Coming Soon listings when they are in their public marketing period. For Exclusive listings or Coming Soon before or after their public marketing period, the listing agent, co-listing agent or brokerage admin must send it to you.
Solution: Create Saved Searches
Creating a Broker List® Saved Search lets you skip illegal and unorganized group chats - it’s the seamless and compliant equivalent of “Does anyone have an off-market listing in XYZ?”
On Listed, the listing agent will receive an alert with suggested cooperating agents to send their listing to. Suggestions are made based on the cooperating agent and the cooperating agent’s clients interest. For example, if you or your client have a Saved Search for Broker List® listings in the Leaside, listing agents with Broker List® listings in the area will be suggested to send their listing to you in a direct 1-to-1 communication. This ensure compliance while helping agents with demand-matching.
Example
Karen King is a listing agent with a Coming Soon listing in the Leaside area that has not entered its public marketing period. Karen will receive an alert for new cooperating agents with interest or for cooperating agents with their client’s interest when when they create a Saved Search in the Leaside area matching her listing with the filters

Listing agent receives an alert for new interest from other agents
Karen King received an alert letting her know that a new cooperating agent has interest in receiving her listing. Karen taps the alert on her lock screen and it opens the app, she sees an agent named Brenda Reid and taps “Send” to share it in a direct communication with her.
Cooperating agent receives a Broker List® listing and can see their clients’ interest
Brenda Reid received an alert letting her know that an off-market listing was sent to her from Karen King, the listing agent. Brenda taps the alert on her lock screen and it opens the app, she taps the “Matched Interest” row and discovers that she has one Saved Search matching the listing and two of her clients have searches matching it. That’s why she was suggested to Karen King and received the listing.
